TOPIC: BAS Troubleshooting – Principles and Examples

This presentation will have two main components. First, we will discuss some general principles and an approach when engaging with a building automation system and facility team to get the best long-term impact out of retrocommissioning or other troubleshooting investigations. Second, we will go through several progressive examples from building automation system graphics of various operational issues. The audience will be asked to identify the issue present in each example. The presentation will largely use examples from large multizone single-duct VAV air handling systems serving healthcare occupancies but should be applicable to other settings.

The presentation desired outcome is to better equip multiple audiences on how to use building automation systems to deliver efficient building HVAC systems. Designers should learn how to view the effects of sequences in operation. Installers should learn how to better prepare systems for functional testing. Owners and operators should learn how better to understand and repair system operation.

Speaker Bio:

Robert Dodson is a Biomedical/Mechanical Engineering graduate of Duke University and registered professional engineer in North Carolina. He has 12 years of experience in healthcare facilities management, primarily in the areas of energy optimization and controls.

Rob is a Senior Specialist and Smart Building Team lead for Atrium Health in the Greater Charlotte region. Atrium Health grew out of the Charlotte Memorial Hospital Authority established in 1943, but only began its comprehensive energy journey in 2012. Since then, Atrium Health has been recognized as an Energy Star Partner of the Year for six consecutive years (2018-2023), has several Energy Star certified hospitals, and has reduced its per-square-foot energy consumption by over one-third.

At Atrium Health, Rob acts as a member of the corporate Energy Team and manages the building automation applications in support of operational and energy goals. A major component of this is engagement with on-site maintenance teams to troubleshoot equipment using these tools, both to educate staff and improve efficiency.

This will be Rob’s first official professional organization presentation, so he appreciates your kindness and constructive feedback
